My point is yes, “shoddy” (your words).To reference some examples - they put in a new water heater and when my PM went to get the water turned on by the water company – this is what we received from water company…..WATERCANNOT HAVE STAB FITTINGS OR PLASTIC PIPE BEFORE METER, GASHOLE IN CHIMNEY FROM OLD WATER HEATER VENT NEEDS SEALED AND CLEANED OUT DOOR MISSING NEEDS SEALEDI paid to fix it so I could get it turned on and rented.

No architect or engineer is suppose to stamp/seal documents that were not personally completed by them or have been completed under direct supervision by them.

I have had dogs pulled off kitchen cabinet doors, bite off corners of solid wood doors, dug big craters in the ground outside, broke sprinkler risers, broke sprinkler control wires, chewed off fence pickets at the bottom of wood gates to get outside, cats tend to completely crawl off weather seals around doors, and destroy window blinds, and carpets.

When you put in a contract you have to put up some money, called escrow payment, to seal the contract, or it is not a valid contract.
