Do everything correctly and you will save yourself from legal/financial headaches in the future.Serving/posting is best if the contractor is scheduled to go over there in the next few days, because you only need a reasonable amount of time of notice, and the actual code says 24 hour notice is presumed to be reasonable.

You're referring to the "presumption" part of IRC Sec 183 that codifies an activity will be presumed to be engaged in for profit if during three out of any five year period gross income exceeds deductible expenses.

The tenant upstairs (who lived alone or maybe had his father living with him according to the previous owner) cannot be reached, so I assume he and if someone else was living there was arrested.Two things to address here; (1) I have a tenant that didn't pay Nov's rent and I can't reach him (presumably because he was arrested), and (2) SWAT broke the door off the hinges, broke two windows, and there are burn marks on the wall and ceiling (maybe from a flash-bang or smoke flare they shot in through the window).

I presume you mean if you invest with some national company.
