Provo has the BYU premium, so the cap rates are much lower and there is intense demand for investment. 

If you're looking for immediate cashflow, the Hudson Valley is the move, but as @Paul DeSilva mentioned, the competition is getting intense outside of the city with Covid-19 and people fleeing Manhattan. 

Will a standard home inspection work for BRRRR, or would a more intensive/thorough home inspection be necessary?

However, you started discussing roofing members and other more intensive construction.

I decided to go with one of the larger brokers ( 1000+ agents )  in our markets in December because they have a very intensive training program, marketing support, and the agents in my office are very supportive of new agents and are incredible helpful. 

Investing in real estate is capital intensive.

My good friend Andy and I led the project management of the renovation with intense focus and dedication, trying to make up for what we lacked in knowledge and know-how with effort.

If you have time look at the options that are less expensive but more time intensive, I would entertain those options and be persistent in the areas you are concentrating on.

I'm obviously a newbie when it comes to real estate investing but will be researching more intensely once I finish this refi so any thoughts are greatly appreciated.
