Yeah, I would wait until they pay Feb. rent and then remind them in writing that you have a certain amount of days subsequent to them moving out to assess the damage, get estimates and return any remaining security deposit.

But If I'm paying 10% apr then it is $10,000 for a year use of the money. if it is just the time used then it is $833 per month( 10,000/ 12 mns.) unless of course it is compounded monthly, then the amount would be a little more each subsequent month. can anyone explain how a typical hard money loan works?

That's generally an optional coverage, and if you don't have that coverage included on your policy, then the insurance company would not owe it, and subsequently would not pay for that.

Oddly, until just 3 months ago, the IRS could call you to inform you that you were under audit, but a letter would always be sent subsequently.

Granted, in spirit, it's the same as potentially using my POA in our current model - in the sense that we're authorizing a loan to ourselves (making payments too, of course), and then we would subsequently release our own loan after the R&T refi closes.I know we could just use the fam's cash, without the private loan bit, and do a cash-out refi, absorbing the slightly elevated interest rate.
