We have a lot of aluminum wiring through out SD and I do sometimes get called to pig tail all plugs out with copper in order to pass a home inspection.

I think their major concern is being able to attract future top talent and SD could go far in that respect.

I know up here in South Dakota, myself being a builder I rather purchase the land and build the project and then sell the final project when done.

The top 3 for Cali for returns since 2009 are SF, SJ and LA and since 2000 that is LA, SF and SD.

Now if you have a place in Paris or London that has produced for decades...this newest Brexit deal, puts LA, SF, SD, SF, SJ ...ok PDX too since you are balling there:) on their radar perhaps.

I'm also planning on suing him for everything else.My issue is that when I sent out the letter showing all the damages/back rent and that I used his SD for it, the letter was returned as undeliverable.

And I can't agree enough how both being patient and SCREENING is crucial.I cannot tell you how many anxious renters have attempted to win me over with the "I can move in right away, I have the SD and FMR now," only to find after further screening their credit is shot and they've had issues paying their rent to previous landlords.A quality renter with a solid history/screening is the goal.
