It will quickly become apparent if the city is growing (such as Denver, Austin, Jacksonville, etc.) or shrinking (small towns, many cities in the midwest and rust belt).

I have a 55k house on the north west side of Jacksonville. (32254) The neighborhood is not exactly a war zone but it's pretty low income. 

The market hasn't changed its trajectory in Coastal North Carolina from Jacksonville, NC to Wilmington, NC areas including the Camp Lejeune USMC military members.

In Jacksonville, my four unit has had only 1 pay out of 4 (ouch!).

Breaking even at these interest rates is certainly tough but not impossible--markets like Jacksonville and Tallahassee offer more cashflow in general.

My hunting areas of focus have been Fort Pierce FL, Jacksonville FL, Columbus GA and Montgomery AL.

I'm already licensed in Texas with KW so I'm looking to keep my fees lower here in Florida  I'm also looking for a brokerage in Jacksonville that would be good for agent looking to find rental properties.
