@Jarrod Cook both of those meeting options sound great so I will check out the link and get signed up for alerts.

When doing repairs or replacement, are the lines re-dug by hand, minimizing the damage to landscaping or by machine, reducing the level of effort, but causing more damage to the vegetation, driveways, and fences?  

Just did one eviction with him today that took 2 months time in Cook County.

This is where things take a turn…..my tenant texts me and tells me that her MIL who lives in the room downstairs, cooks in her bedroom.

I think Chicago/Cook County government will have a difficult time with this.

Many people are in similar situations, this isn't what it was all cooked out to be.

Learning by doing is OK if you're cooking an omelette, but not if you're helping clients transact very expensive real estate.Most profoundly in Maine, where I'm relocating in 7 days. 

Although 150k for 1,500 in rent hits the 1% rule, with the high cook county taxes and potential reserves needed for maintenance/vacancy, you will not most likely not be sitting pretty.
