They agreed and took the case - they have had the case a week now and I get a call from the detective for the secondtime, and this time he is telling me that the person who wrote the check is coming into the police station next week to pay the $1075 check, The officer said sometimes the threat of a warrant and 90 days in jail along with a ticket, sometimes changes their minds.

thanks guys n gals yep the lease agreement in this instance that she just signed says leased premises are for residential use not business use.. her argument is occasional client visits to her home are normal in her profession.we are still sticking to the presiding reasoning that disclosing the owner's SS# isn't warranted as the lease prohibits business use, thanks but she is being persistent and threatened to petition IRS that our owner's rent roll should be 'audited'!

I agree that condos are a hassle, we had one that we rented out but the HOA fights and constant arguing over everything amongst the owners meant I had to dedicate more time to it than the revenue warranted.

Get yourself a solid, legal system for screening out the bad... and some clues on the really good ones in my opinion....For me the long term, steady paying, no problem tenant is key to success (turn arounds are all the work, so the longer they stay the better in my opinion, just renew and adjust rent upwards slightly if warranted by market).In short, I find the leopard does not change their spots...

Nobody knows if this is a one time thing or not, or whether she's been living there for 5 years with all on time payments, whether she has just moved in 2 months ago, whether she's been late 4 or 5 times over the last year... as I said, I'd need to know some history, I take each matter one at a time and based on past history of the tenant, universal 'slack' is not granted, slack is granted when it's warranted as this request being the exception.
