I know you folks are often sensitive about your title and what it means; that's why it makes no sense to put "broker" as something special when it can mean anything from "a big deal, years of experience, etc," in California to "just another schmuck who paid a fee and passed an easy test" in Illinois. 

Some investments are highly sensitive to market factors (high beta) and some are not.

Make sure you are buying the property right, the rehab is not going to be gold teeth in a dead horse (or granite counters in a war zone) and you stay below 70% of the ARV when all is said and done.If you do those things, you should be fine, especially with an experience partner.Best of luckStephanie

Good points, you may want to use Exhibits attached to the OA for sensitive matters if there are any, such as capital issues, taxes, management fees, profits or whatever.

Alexander -Make sure your username is case sensitive -- also make sure your password is.

Because honestly who cares if the property has a 10% for expenses, if debt servicing is 80% then you just took it in the teeth.
