Hello everyone, I am a new investor that kinda stumbled into rental property investing.

I stumbled upon the "rent by room" real estate strategy that piques my interest quite a bit especially since I have not heard it being talked about at all.

In this market it is harder to just stumble onto a deal, we need to be figuring out different ways to make deals.

Greetings everyone,I've recently been presented with a job opportunity as a Mortgage Loan Originator, but as I delved into the industry, I stumbled upon a rather unconventional niche: becoming a Hard Money Broker.I've been making efforts to gather information about this path, but my searches mostly lead me to courses for sale or results about hard money loans, which are undoubtedly useful but not exactly what I'm looking for.Would anyone happen to possess knowledge about becoming a hard money broker, or perhaps you could point me in the direction of a valuable resource to expand my understanding of this unique opportunity?

@Robert Reynolds You have just stumbled on a fantastic money making opportunity to be a landlord with true cash flow without having to take the risks of going out of state to accomplish it.

Banks will literally laugh me out of their offices.Since coming to BP, I stumbled across Wholesaling.

And of course you've already alluded to the passive income including your NOI and the principle pay down by the tenants not to mention any appreciation that may occur.On the other side of that I see two big stumbling blocks.  

I've stumbled upon this after crunching numbers on an APP I just downloaded.

I also stumbled upon BayModular recently - units look very nice and are more affordable than some of the others mentioned in the thread.
