At worst, these markets are "value traps" ... high yield but only because they have flawed fundamentals and chasing high yield on an asset that goes down in value over time and is likely to have a dividend cut in the future, so high risk of a negative total return.At the other extreme, there are markets like SF, LA, NYC.

I don't really think that's the case relative to real estate investing as it's fundamentally more tactical than it is philosophical.
