Well this is when I learned about PM and how hard it is to manage mid western properties.

The handyman I use in the western suburbs is $45 to show up versus $150 for a plumber. 95% of clogs do not require a plumber as they are the same repetitive issues (hair in the drain, old P traps, etc). 

I'm interested in the Spokane,WA area or surrounding areas in Eastern Washington and Western Idaho.

Construction costs are high, prop values are high, cash flow in the western states is poor.

I've seen 2/1 duplex units renting for as much as $1200 when nicely updated in the Northern/Western parts of Lakewood.

@Todd Powell it’s a small town in western Massachusetts, there aren’t many rentals in the area but it’s desireable so I am guessing at $1000 since it is a smaller 2 bed 1 bath at 1000sq ft I’m guessing with some comps that this is with around $120k after the rehab.

New Western has properties they send out.

This is very common for western Massachusetts where the landlord pays the water bill.
