One of the reasons they are interesting is that the landlord posting the question is often too close to the issue and does not see problems while a dispassionate observer can.

For an eye-opening and educational experience, I recommend you spend at least a couple of days (the more the better) attending sessions in that court and observe how it goes for one side or the other and take notes.

Our forms and instructions reference applicable landlord-tenant law.We keep an eye on the property to get an idea if they are preparing for their move and make a note if we observe a moving truck.

Let your insurance know what happened and if and when you are sued, let the insurance company take care of it.Probably, the dog bite would need to be reported and in that case dogs usually must go to doggie jail for observation, mine did, and you can track down where the dog was sent and from there you can find the owner of the dog, unless they just bailed on the dog too.Without a police report or report of the incident to proper authorities, the one bitten has little to goon for any claim, I wouldn't worry about it myself.
