Ironically this is just one of those deals that I had spoken to the seller first and I was going to get it under contract personally and he literally told me he would give me a week and the very next day he talked to a realtor and the realtor told them that he could get 20k more And that's why I was on the ML last listed at 400k because the buyer wanted more money than what it is currently worth in the houses state and current condition and the fees involved now with that realtor and such....

Are drains PVC or old cast iron?

Make sure you iron out all details of the deal.

"When (insert protected class) at your rental downtown had a squirrel chew through a wire and fried her curling iron you replaced it".

Which, ironically end up not working out and they dont make anything because they asked too much and no one wanted to buy the deal.  

Ironically, a great protection against losing the property is having a mortgage. 

While there will be less competition, there will be less incentive to have a great property, and tourists will just go to hotels……and the ironic thing about this is…..this is exactly what the local government wants!

Currently working on a seller finance deal, in the middle of iron out the details, and I got the lead from Craigslist as well.

It's not like I can't do it after I get back, but I'm very interested and motivated now and I'd prefer to strike while the iron is hot instead of resigning myself to reading a lot of literature and not acting on it.But the advice is still very much appreciated.
