Was something implied by you or the tenant as far as the condition of the floors and if it was acceptable or not?

Getting a $200k property up to $2400/month rent implies to me that a ton of work (and, by extension, money) would be needed. 

What I think being financially free also implies is not just freedom FROM having to need a career and doing something we don't enjoy but pays us (hopefully) well, but also the ability to HAVE freedom to pursue whatever career you want.

If you're youngish you need to prepare for it to expire before you expire.The other disadvantage is that there is the "remainder" in the name which implies statutorially that there be value left after your disbursements are finished.
