Capital is searching for yield.shadow banking is heavily in RE, considering that money floats could effect nationally with just 1 point jump in libor or 1 & 2 year swap rates. all commercial retail and single occupancy retail are going to run into some issues when their notes are due. $200k, if you are nervous buy a smaller deal with less leverage, buy a $600k vs $800k and put the whole $200 down, or leverage it but put a more aggressive debit pay down strategy in place for the first 2-4 years. my $0.02

Interactive Brokers allows you to margin at sub 3% rates (floating of course) and they allow more leverage then you might think.

This is the language for time-sharing in the CCR:The term "time sharing" as used herein includes any agreement, plan, program, or arrangement under which the right to use, occupy or possess the Unit, or any portion thereof, rotates among various Persons on a periodically recurring basis for value exchanged, whether monetary or like-kind use privileges, according to a fixed or floating interval or period of time for thirty (30) consecutive calendar days or less.I think the verbage "periodically recurring" is key here.

Flooring can go either way too: if it's permanently attached like nailed in hardwood or grouted in tile it's 27.5 year, if it's not permanently attached like tacked on carpet or floating laminate it's 5 year.

So we are kind of approaching it from a different angle: We want a place on the beach, and we want other people to float the cost of it.When I run the numbers that way, then it pretty much becomes a net gain if we own the place for just 2 years (i.e. we would likely break even with cash flow and also cover all closing costs if we sold).
