Liability becomes a greater concern when you add alcohol or other substances to the equation -- a common occurrence when dealing with short-term renters.The reality is that many short-term rental guests have never owned their own property and as such, there is a risk they may lack a sense of responsibility and respect for your vacation home.

The one that let her drink friend sleep in there offered to pay and I told her to give me $350 and we'd call it even since the mattress was 8 years old.

No smoking, No Alcohol, No pets, They can set the rules. 

A part of me would speak "internal voice" why don't you go buy your own place where you can smoke inside (including weed), leave your space heaters unattended, have 20 plus smelly rabbits, bring in the homeless, pile up crap in the garage to where it is a no-walk or "walk at your own risk zone", drink and wake up every morning yelling and screaming at each other all while waking up the entire peaceful quiet cul de sac, change locks at will.......OMG the list goes on. 

If my friend decided to offer me $50 or take me out for drinks, I'd take it but I would not expect it. 

Unfortunately, Tammy doesn't seem to be good at behaving either (at least according to her court records - seems to fancy shoplifting and drinking and driving fairly regularly).

It looks like more people (not on the lease) are living in the apartment (2 to 4), drinking, smoking, fighting, load music and partying goes on until dawn.

We will be there from Monday 8/26 through Wednesday 8/28 and am hoping to set up as many meetings as possible to get the lay of the land.Coffee, lunch, drinks, etc are on me if anyone has time to get together....thanks in advance.    

And 3 weeks later when the alcohol wears off, and a heart shaped box of candy appears with apologies--he's back in the saddle.So she wants to control things and have him taken off, you have a contract with him also, what if he wants her taken off and booted to the curb.Cowboy references because  I like @Nathan G.'
