You are also exempt from some additional parking requirements as well if you are within a certain distance of a bus stop, and it doesn’t need to be a new building, you can carve the space out from the house or sometimes convert a garage.

Instead, I actually plan to convert a bus to live in, eliminating the need to pay rent or a mortgage (kind of hacking it).I would like to give a shout out to @Joshua Dorkin, @Brandon Turner, and of course @David Greene for a great podcast which led me to bigger pockets and the motivation to follow my dreams.

I recommend increasing the rate by 10% because tenants have a tendency to abuse utilities when they are included with rent.

But I've never been challenged on it and my attorney doesn't seem too worried that I'm abusive about it, so I still have it in my lease that criminal activity - even without a conviction - may be grounds for termination.
