I've paid as high as 20% on a rehab but am learning that there are a lot of investors out there that are happy with the 12% return on their money....as long as they receive it in 6 months (amortized over 12 months still) .In this situation the person to attract are those who are not the business and who may need to diversify their investment port folio as an alternative to stock.   8% is the monthly yield and at the end of the term they would get that plus 1/2 the profit which would be well over 8%.
