Yes, people can get hit by a bus or a falling piano. 

Eventually you just get used to the abuse.

I won't volunteer this so as not to tempt abuse but if it comes down to it we'll have some reasonable discussions and come up with a plan.

This can be abused in so many ways by the tenant and places all the burden on the landlord.

And in general....I've lived in Seattle for all my adult life,  and been a small landlord since 2006.Its true that supply and demand is a fundamental law of economics, and as more comparatively well off people pile into seattle, housing is going to get more expensive and the bottom-barrel housing units that used to be out there 10 or 20 years ago that people who were living solely on disability or SSI or maybe could hold down a low wage job despite issues like substance abuse or mental illness were able to afford is getting redeveloped.

I want to turn that property into a hardened SFR that can take all kinds of abuse and come back strong after the tenant leaves.And the wild thing is, it's the better-built places, the places that were nicest originally, that have always been messed with, remodeled the least over the years and can be turned most easily into solid rentals.

I can vote for representatives whom I believe will try to create a better society, and who will put in safeguards that hopefully minimize waste, fraud and abuse.
