We have seen 20% or more net caps based on cash purchases plus double triple or even more in appreciation just recently I picked up several all with about 20% net. good luck

agree there is little feasible way to directly charge a variable, unpredictable assessment directly to a tenant...it would be some sort of triple net idea applied to residential that would not "fly" and you would end up in a fight..

It comp's out $7-$10k monthly on STR and it could double even triple that with some adjustments to site.

I know some friends and family in that area that have had their houses double or triple in value in the past few years.We also own a cottage in the Muskoka, ON region and are throwing around the idea of a tear-down and rebuild in the 2000 square foot range, which would be about a million dollar investment.
