If you bought for $150k then you refinance down the road at say a 5.5% rate, your cash flow would be about $112 per month in the beginning and bump to $278 after the refi.$112 per month is a pretty awful return on ~$35k cash invested.

@Kyle A.Nice overview about cash calls and questions & issues investors should consider.Consult CPA for sure and be aware even if property is sold at a loss if cost seq and bonus depreciation was used, this sale could actually create a taxable gain in the year sold.For example let’s say a property was purchased for $15M in 2022 and $5M of bonus depreciation was taken in 2022, basis in property is now $10M.Now sold in 2023 for $13M for an actual loss of $2M.But for tax purposes said sale actually generated a $3M gain - $13M less $10M basis.

@Eddy Wehbe I can't think of any specific communities off of the top of my head, but in general I would just say as close north or south that you can get to Orlando is probably the safest or "best" place if you can find deals in there.

Does it extends to the equipment of the individual units such as say a power surge and it damages the HOA washer and dryer, but it also damaged unit #4's air conditioning unit and their refrigerator, I assume the individual unit equipment won't be covered or would it?
