@Christian LautenschlegerTwo of the main things I hear over and over again on the BP Pod-casts from those already in the REI game (many owning many properties/flips/etc...) is that you will always be learning AND that most REI investors biggest failing is they never get into the game.

  We have had our fair share of bad experiences with contractors so we are looking for an experienced, reliable and reasonably priced crew to do punch repairs or total re-mods.

I can see everything on the multiple listing service, and I need to find deals that are NOT on the market.I have seen the videos / pod casts / heard the techniques for finding a fixer:-driving for dollars, pre-foreclosures, real estate clubs, sending mailers, lead generation website, etc.In your experiences, what has been the best and easier way to find a fixer (not on the market) to flip? 

The recent pod cast mentioned sending out 4-5k post cards and getting 30 decent leads.
