I deal with a lot of wholesalers around the country not directly but the folks I fund buy from.. them. the most successful are vertically integrated licensed agents so they can also pick off listings so they dont waste lead money .. they have an acquisition team a closing team etc.. spend 20 to 50k a month in marketing so on and so forth.

You're also right, I think there are some good ones out there but the lack of regulation and accountability means that all the parties involved have to work with integrity and that doesn't happen all of the time.

Top wholesalers I know and fund their deals are vertically integrated IE they have their telephone folks they have their buyer agent that when a lead comes in they are at the persons house literally within hours trying to close them.
