So I borrowed the funds from the Credit Union & plan to deposit it back into the IRA tomorrow or so as my deadline is Feb 2nd but I wanted to ask (before I pay these funds & now obligated to a monthly loan payment for the whole 50K) is it "really too late with no options".... is it possible to use the Medical bills retroactively re the Tax penalty ?

Then I pick one and give them a vey quick deadline to transfer $$ and sign lease....or I quickly move to the nextI've been tempted to throw out a "bidding war" but think that starts things off on the wrong foot....kind of bait and switch.No matter how much you screen, you will never know for sure until they are a tenant for some time....you goal is to minimize risk....

Check and recheck your cashflow/ ROI figures after reviewing your rehab costs+acquistion cost and make sure its still a good fit before end of inspection period/ backout deadline. dont be afraid to consider backing out if the deal no longer works or red flags. good luck!

If you are in the Market to make 20 thousand dollars on the buy end, how many hours would you have to work at your job to make the same amount of money...Perhaps you should plan to put forward a little more time into it and stay positive....Not all of them are going to have a lot of bidders and now you are a little bit smarter than anyone else...Decide on a value less repairs how much you want to make on the house and offer the same...You can always ask the agent if they have any other bidders if there are any deadlines for the bid....In other words stay on top of it and keep asking questions
