I've read through the various statutes and I believe there is a property that could be acquired using the method, but I want to understand it a bit more before deciding if I should pursue it.

I will look through the statutes to try and find if there is any dollar amount trigger for busting the exemption.

Does WA state have a Safe Harbor statute, similar to Florida?  

Now in terms of getting the property into the LLC, there is a legal statute that allows you to be able to move any entity into a trust without the banks having an issue, so you might want to to that and then into LLC maybe, not sure if that is needed at that point, but a good lawyer will be able to help you out on that.

We had so much trouble with MH's at tax sales the state changed our statutes a couple of years ago.

Unlikely, but I wouldn't want that risk.Verbal offers aren't binding in real estate (Statute of Frauds), so if you don't present written offers before reaching verbal agreement, you might mitigate that risk.

Theres actually legal precedent for this- I believe Alaska has a similar statute but don’t quote me on it.
