The advantage is the landlord avoids disclosure laws and privacy concerns because the landlord is not pulling the report.

If there is damage it gets repaired and the tenant is billed.You are responsible to insure fire and monoxide detectors are working, you need to make sure there are no water leaks and that everything is working as it should.I personally am very respectful of my tenants privacy but with my property at risk, and knowing the majority of tenants are irresponsible, I need to know for my sake everything is OK.If you are not doing regular inspections you clearly do not care about your investment.

If he's bothered by your "violation" of his privacy, then he can try to sue you but that would probably require courts to be open and him to leave the house.
