If you like your job, just keep it for now and keep doing what you're doing for a few years...the better you are at delegating to your partner/crew, the more successful you will be at running your business...but to add on to what jobs you might consider other than real estate agent you could think about property management or marketing consulting for other RE investors (since you seem to have the expertise)...

In other words I would get 50% of any value that we add on top of the initial investment.

When you add on the cost of renovating (even if done yourself) it will be hard to make the numbers work. 

The reason I say nearly free, is that mint.com is free, but I did buy an add on product for mint called minttoreport. 

DIY -- If you use Google docs, specifically Google Doc, you can put an "add on", which will basically mail merge spreadsheet data into specific areas of your letter.

So I just use Google Docs and Sheets with the Smartsheet Merge Add-on. 

In his add on craigslist, the seller claimed that it was a turn key property because they recently renovated it.
