I'll let the community come to a conclusion why that is.

I see two advantages in doing a move out inspection together: he would conclusively be returning possession to me in handing back keys, and we would note any damages together with him signing off on that.

In my experience to mail somebody only one time is almost a waste you really need to hit them multiple times, and each time reference the last mailing you gave them, this will set your response rate through the roof.In conclusion, make a big splash in a small pond and your results should be astronomical!

Think of it this way: Suppose, based on your analysis of risk vs reward, you come to the conclusion that 60% is the correct amount of leverage for your portfolio.
