Ideally I would like to structure the deal so that a portion if not all of the down payment assistance funded would be repaid by a contribution from the seller at closing.If there is a portion remaining maybe we could equity share in a re-fi in about 5yrs or I would make payments at 5% int. 10yr fixed, 30yr amortization.

However, after a year or so, you can re-fi to hopefully get a better APR, but even if it is a little more you can still get a conventional loan that does not require PMI and thus saves you a few hundred a month.Best of luck!

My understanding is that the mortgage insurance on all new FHA loans is now permanent for the life of the loan (unless you plan to re-fi out later (but why wouldn't you do it right the first time with interest rates where they are?).
