We will probably see an economic recession, but if you look at historic data, every single recession has seen home prices go sideways or up - except the mortgage crisis in 2007 that eventually turned into a recession.

I would not be surprised if it continues to climb for a couple more years then settled down to 2013/2014 levels.The rental market has always been very stable here, even through the housing crisis so I feel that if I buy an investment property now, even if the price is inflated, the rental income will be a good hedge against the coming correction.Now I'm certainly no RE pro, far from it, so these are just my observations based on living here for 30+ years, so take it with a grain of salt.

At the last one, there were a couple of presentations that touched on this topic and indicated we probably have 4-5 years of reasonably strong growth ahead in the single family world barring some national or worldwide economic crisis.

I had always been a Mustang fan and owner since getting my license, so I figured at that point, it was as good a time as any to build my dream my car. 2 years later, several thousands of dollars in performance parts, a blown engine, a rebuilt engine, blah blah blah, I had a 600 or so horsepower convertible performance car and absolutely zilch in savings or investments.Around that same time, circa 2008, as I'm sure many of us can recall, the financial crisis was in full effect.
