I understand there is huge military presence, but what else do you have with respect to major employers who can provide citizens with livable wages?

A brokerage with a good local presence can be a real asset when starting out. 

That said, I think the police have been making their presence known quite a bit more in those sketchier blocks. 

Due to the government presence, your investment is incredibly secure compared to other cities and as a result, cap rates and cash flow will be lower.

You're better served with an online presence rather than wasting money mailing postcards here. 

The city is smaller, but it's got a very large industrial presence(Texas gulf coast refineries), and I'd say the average home price is above 80k(probably around 100k, though the nicer parts of town are easily in the 150-200k range) I grew up here, and the population has been pretty steady for the last couple decades.And please, don't apologize for sounding negative.

For your application - I'd think it may be a good step to ensure the installer is aware of the presence of the material and is adequately aware/trained to handle - would be good steps to reduce exposure for your clients (both possible legal and actual).Hope this is helpful!

@Debra Leeson There are a number of very skilled investors who beg Rick H. to be in his presence for the hope of absorbing 1% of his knowledge and experience. though he can be a prickly pear sometimes, he is mellowing with age, and his advice and knowledge are sorely needed on this site.
