I try to keep square footage within 10% or so.The key to the exercise is to eliminate any preconceived notions regarding the ARV. 

Due Diligence: The legal definition: a measure of prudence, activity or assiduity, as is properly to be expected from, and ordinarily exercised by, a reasonable and prudent person under the particular circumstances.

If they do not elect the exercise their rights, they will waive them.

Hello @Ryan Randalls.I would exercise extreme caution as a new investor regarding adding on to a house.

There is a bit of a fine line to walk in an exercise like this though since there is some amount of speculation that will go into it.  

I'm personally exercising self discipline in this market and sticking to the numbers when trying to buy my first live in multi.. it's hard work finding a deal..but just looking at foreclosure rates this year..

One of them was exercising his contract.

Agent Flat out refused, said he will advise his client (seller) not to take that deal, not for 20k down.He countered with $20k down for a lease purchase with seller collecting the rents to go towards purchase price until I exercise my option to purchase. 

But the *salient* portion of the point is that you can do that on your phone while in the gym doing cardio.  

You can tie up the replacement property with a lease option/option so that you can choose when to exercise the option and close on the purchase.
