The fact that you can only put 20% down on a property, less with certain loans but still get 100% of the increased equity as property values rises over time is a signifiant advantage over other investment vehicles such as stocks, crypto, etc.

-Daniel Another approach to get the benefits of buying a property is to find a fixer condo, buy with an FHA Streamline Rehab loan [this gives you $35k to do repairs] - Buy it, rehab it, refi if you can, live there for 2 years and sell you'll get the rehab and appreciation equity tax free, then hopefully you will have some equity, experience and such to find next deal.
