I really like the idea of owning this property because it is in a nice location, I can collaborate with my Dad's beach house in case any renter needed additional rooms or wants to rent out 2 houses next to each other (my Dad said he would rent his place out too) , decent sized lawn on the property, and the house needs to be fixed up on the interior (wood paneling/new dry wall, old carpets, out dated furniture, and older appliances).

The other alternative I thought was to own the units, but go off the grid by installing enough solar panels (perhaps with battery backup for storage) to supply electricity to 240v dryers and washing machines.

Would need commercial vinyl throughout, 1/4 drywall in some areas where there is ugly wood paneling, a landscape fresh up and new paint.

Maybe its because I just pulled off the crappy paneling surrounding the kitchen and since its an older house the floor has settled causing it to be uneven.

Pushing this idea a bit further:Her unit encompasses all of the utilities (sewer access, heating, hot water tank, electrical panel) so if they break down, she's responsible?
