From a cash flow standpoint, I'll be able to rent out an already sectored off apartment to cover the overhead while I improve the other parts.Because I'm essentially 'purchasing' this property for ~40% ARV, I'm going to move on this.

But I'm gonna push back on the "taxachusetts" idea which is tired and not grounded in reality, especially when you think about the economic power of the state, the relatively decent infrastructure, high housing costs and generally working public sector (I know, I know...but travel to some other places).

@Julia AllredRed flags could be anything from deferred maintenance, new hotel supply, competing brands, closure of demand generators (corporate and leisure). 60% CoC can be achieved but depends on the deal.
