This way when a tenant does leave damage should always be minimal and easily covered by their deposit.If you are not doing regular inspections you are not fulfilling your responsibilities of insuring the property is safe and in good repair for your tenant.

By not fulfilling your responsibilities as a landlord to protect yourself you will end up reacting as opposed to proactively acting.

You did just fine and fulfilled your legal obligation. 

The case manager helps tenants to succeed in fulfilling their obligations and also helps landlords by addressing issues with the tenant if the need arises.

A part-time real estate agent simply cannot fulfill their duties to their client.

A lot of property management companies/landlords have it written in for the opportunity to find a qualified tenant to fulfill the remainder of your lease.

This fulfills that basic principle of landlording.

If one side cannot fulfill its terms (pay rent) the other side can do whatever the contract allows to enforce it (eviction?).
