This way when a tenant does leave damage should always be minimal and easily covered by their deposit.If you are not doing regular inspections you are not fulfilling your responsibilities of insuring the property is safe and in good repair for your tenant.

@Chris Policicchio start here as Nolo has some good information on security deposits:https://www.nolo.com/legal-encyclopedia/pennsylvan...The landlord should have provided an itemized list for the deductions and they typically only have 30 days to return it so it appears neither were fulfilled.
