YMMV, in my case, almost identical to yours, I just gave the tenant my phone number and asked her to give my number to the landlord.

I wouldn't even bother shopping it if I didn't have a ratified contract, since I knew the pricing would almost always come back identical.

The issue is that every unit on this street of identical units provides w/d.

I have 2 identical condos that are on a 15 year commercial loan at 4.25%.

However the biggest lesson for me has been figuring out my investor identity.

If they hold it in their name, the new property would have to be held in the identical name.

Just be ware that if all of these people are renting an identical unit and now they are all your tenants, they will talk and someone will not be happy about paying more than the others, I would try and bring all the rents to the same price at the same time to be fair.
