Furthermore I have no desire to provide individuals who are currently paying $600 per month in rent with granite countertops and hard wood floors.

Does anyone know of any way to find out what features a comparable home has in it (granite countertops, security systems, A/C, etc.)?

Otherwise you might expect a lot higher rent for white appliances and laminate counter tops when those comps were all from places with stainless steel and granite.

That includes all new kitchen cabinets, flooring, granite countertops, stainless appliances. new paint, and detrashing with three 30 yard dumpters.

Property was said to have new roof, HVAC under 5 years old, new counter tops, soffit reparied, new doors,  and a few other items rehabbed on the house.  

Same with things like kitchen cabinets, countertops, etc. 

This is what we currently do: Flooring-glue down vinyl plank, looks like wood, pay attention to the ‘wear rating’.Countertops- FormicaShowers-12” ceramic tile, epoxy grout, sanded caulk in corners and along the tub.

In the kitchen, I would suggest staining the cabinets, granite counter tops and stainless appliances.

Also think capex, its cheaper to update a unit that has laminate or quartz counters and LVP flooring versus a unit that marble counter tops and custom hardwoods, so you need to budget more.
