There are universities, community colleges, medical centers, research of all types, manufacturing, cultural events, recreation, amusements, and is considered the Silicon Valley of southern California.

Its kind of turning into an 800 pound octopus...I was writing about a process called "debt stacking" which I am using to pay off my cards, but there's all these other options out there and I am trying to check it all out.

I ignore properties owned by commercial entities, bought within the last few years, etc.I also am using specific lists (recent arrests, code violations, high equity owners over 50...)

I am using plenty of them for road travel and keep them for air travel only for some specific items.

Yeah, I know cash flow is before expenses that's why I wanted to clarify that I am using the term somewhat incorrectly here.

Now I am using my money and taking risk  on that .

Like I said, I am using 4 months as an average hold time in my model, so I think I am being very realistic with my approximations.  

I am UC and am using WF as my lender.

As amusing as it is to me to write...there are actually management companies here in Memphis whose tenants like them!

I always find this most amusing because the accuser is generally one with far less education than the accused.
