I'm looking to invest in western new York. 

We've placed 50 tenants in Connecticut / Western Massachusetts in the last 2 years and haven't had to evict any of them so far. 

KCK is hit or miss in many areas.My general guidelines:East of 435 West of 635Kansas Avenue on the south borderLeavenworth Road on the north66109 is a very large western zip code and three of my places are there.  

@Bill HaywoodYou should be able to refinance with a tier 1 commercial lender (Big-5, Canadian Western, etc) for better than a point less than your private mortgage.

One property is near Irving Park and Western, and the other is near 83rd and Western.
