Are there any pitfalls I should be aware of in the State of Washington with these pre-foreclosure properties that are NOT owner occupied?

This is not me telling you to do it or not do it, just wanted to details the pitfalls I went through.  

Anyways, 1031 exchange can be tricky to execute when it involves vacant land and has a few extra pitfalls to watch out for.

If you are investing out of state that can be a pitfall as you are not familiar with the area and are likely not driving through it on a weekly basis. 

There are a lot of good areas and a few pitfalls to avoid.

Listen to the titans, Learn from their thoughts and watch out for the many possible pitfalls spoken of by them and you should be fine.

You can always invest out of state if you really want to get the 2% Rule but that comes with pitfalls as well.

I assume the major pitfalls are not doing your due diligence and complying with all the rules involved with notifying effected parties, difficulty collecting payment, and cost/time it takes to foreclose if need be.
