So, now you are up $0.75 overall.I understand of course there is the principal of the power of leverage, paying back with future money/rent, and being able to scale multiple properties that are amortizing/appreciating, etc.Otherwise, fundamentally my thought process makes sense, right?

I'm sure it's a much more useful tool than I give it credit for but if you are starting out in real estate or the str game (as indicated by the op) my suggestion is that you need to build on the fundamentals of real estae investing and learn your business not learn how to navigate a tool that may or may not provide value to your particular business.

Theyve said it 3 years ago & they’ll say it 3 days from now too lol.While yes, it’s always possible that the economy could experience some unexpected harmful event &  a recession or market correction could come, if you look at real estate now in kern county the fundamentals & market conditions are much more stable & different than pre- 2007/2008 crash conditions.
