Last year I did 7 flips in Western Nevada (near Reno) and used the proceeds to obtain a SFR rental there that is cash flowing.  

This can surely change but for now all is calm on the western front.

@Ben Clark I am also building my rental portfolio in the western and north western suburbs and have experience in doing 7 real estate transactions last year.

I also have seen a ton of activity in the Western suburbs Oak Park, Downers Grove, Lombard etc.

We flip for capital and buy and hold out of state, but I just helped an investor buy a duplex in the western suburbs with positive cash flow while house hacking.
