Some tenants do not like hard surface areas in the whole unit.The laminate or other types you have to watch for peeling where the edges start floating up.

If you want to go that road get engineered stone (read: quartz) solid-surface counter tops that aren't porous, don't need resealing, etc.

I don't know what the surface is but if the parking lot develops potholes and someone steps in it (twists their ankle, breaks their leg, etc.) good luck dealing with lawsuit.
