I am currently facing some big capex expenses from dry rot in an add on kitchen/bath area and the roof is once again getting tired looking.The numbers: Cleaning and maintenance is 11,676; repairs 7324; supplies 2697; capex 22,073. this house is early 1900's built. 11,676+7324+2697+22073=43,770/20 years = 2188.50 per year or 182.38 per mo.

Finally,a tenant that has the credit and credentials to rent my property.Had the add on Zillow,Craig's list,etc.Seems that most lied on their preliminary apps and then when I told them I would charge the 30.00,they backed out,even though I told them up front.Out of 12,2 no shows,3 that tried to negotiate a lower price,6 didn't give me the 30.00,therefore no application processing and one that gave the truth and got my rental.Lessons learned,do not even start the process unless the 30.00 is given up front and don't fall for some B.S story!

I currently own a little over 50 apt units and my current management company considers this an "add" on to my total units so I get the same rate of 6% of gross rents.
