For a lot of us like me, it started with the Save the Dream tours and helping people keep their homes after the Great Recession hit. 

Any buyer that tours the open house and is not represented by an agent could potentially become your client for that home purchase or another property you find them.

I'm amped to use this in the future for quick analysis when out touring properties vice carrying my laptop and logging my data in Excel.Long story to say I'll be keeping my expense log in my spreadsheet with pivot tables (possibly switch to an accounting software later) and use this analysis tool when scanning the neighborhoods.

I just got back from touring the oil patch in North Dakota, via the Bigger Pockets conference, and investory, absorbtion rates, and price points all support every builders dream.Entire developments are getting sold out in 6 months or less and raw land (farm land in ND) selling in excess of $25K an acre.

I contacted lister and toured it.

They do have a few membership options, some of which supposedly include bus tours, spoon feeding of deals, and multifamily mentoring.

For a seasoned investor, the agent then becomes a tour guide with access to the lock-box.  

We had literally thousands of people take a tour of the container home, and their response was much better than we had anticipated.

My question is, if the property is currently rented and you go and look at the property, how is it not obvious that you are the owner when you tour the place?

I'm flying out on Monday to meet their team and do a tour.
