Lots of deferred maintenance, not major things, but stained asphalt shingles, gutters need replaced, brick building need power washed, a couple of the fascia and soffit boards need replaced, all trim needs painting, ugly amateur ceiling repair where leak occurred, missing drop ceiling tiles in bathroom, no landscaping.

It covers the stains and ect.

we oiled and oiled them after we installed them and were so careful to clean water up quickly so they would not stain, that I thought personally they would be a pain. 

I like that people aren't stupid enough to take a saw to it to try and fit their brand new oversized fridge....I like that it can't be burned when someone puts a a pan with the flaming remains of the thanksgiving turkey on it...I like that it doesn't soak up stains when the kids spill koolaid on it.Lol.

BUT, for those of us that are stubborn as a mule, or, have the proper foundation (via his teachings) to go above and beyond his program, there are other ways to invest, specifically, in real estate.

For instance, he pulled the carpet and stained the concrete floors.

We have a dustless drywall sander we use on the stubborn painted popcorn ceilings with an aggressive grit sandpaper and it makes short work of them.

I have a paragraph on cleaning fees ($200 min carpet cleaning fee) that would result if the carpet was stained following moved out (I always have the carpet cleaned prior to move-in and expect it to be in the same cleaned conditon at move-out.
