From my research and the BRRRR book I got a good understanding on how to find deals, how to go about the rehab process, renting and refinancing but it’s very hard to find info on all the gaps and legalities that aren’t normally mentioned!

Per DG's new book I have started with trying to get pre-approved for a refi first. 

Can someone please elaborate on how the audio version of the book is delivered/downloaded?

@Zachary Deal- I think a guide book is a great idea.

You should do everything with a legal note and by the book - just having them transfer cash is asking for trouble and tears I'm wanting to do it legal and by the book. I

@Billy DanielI think still the pretty definitive book is "Investing in Real Estate with Lease Options and "subject-To" Deals" by Wendy Patton (who is on this forum, or at least was a year or so ago). 

The book is called Storing Up Profits.

In a nutshell, the book is about designing your life so that you're rich in life experience (time with your family, time doing the things you love, the ability to give to the causes that matter to you, etc.) rather than in just money.

The magic is to get enough people to view the place so you know that the offers are the best price possible.If you want I can try a few searches for the book. I

I think a new book is about to be released on that too (I think by Brandon Turner?)
