@Eric Fernwood slightly pedantic on my end but  the 2% escalations should be added to the previous years rent, not the base.

Example: I'll advertise the unit for $1,000 per month, but in the unit details I'll state that an additional $30/ month will be added to rent to cover water and trash utilities. 

If you made the repairs/rehab prior to putting up the property for rent, the costs may need to be added to basis and depreciated over its useful life.If the property was in livable condition and repairs made while it was advertised, you may want to consider getting an itemized breakdown.

The reason landlords do not cut out the middleman is most likely because judgments and liens can be added on to the product for an additional fee. 

Blighted areas should be added to your economic development zone for financing alternatives for clean up, repairs and construction.

I have been following the Chicago AIRBNB issue closely and it seems that there will be a mandatory 4% tax that will be added to each night which will go to homeless services.

If it looks promising, I personally look for user-friendly (reasonable) STR rules reasonably priced, partially or totally furnished property (nice furniture appropriate to the locale & decor and lighting can be added) in an excellent location close to the action and amenities, walking distance if possible.
